A turnkey data center is a project model in which a single contractor assumes full responsibility for the facility, from design and equipment procurement through construction, testing and commissioning. SERBAN applies this model using the EPC (Engineering, Procurement, Construction) approach and hands over a data center that is operational, tested and fully documented.
To date, we have completed turnkey Tier III data centers with a combined IT load of more than 100 MW and 22,150 m² of white space. The single-point-of-responsibility principle eliminates the risks that arise at design–build interfaces, clarifies accountability and makes the schedule predictable.
Scope of the Turnkey Model
Engineering
Needs analysis, capacity and redundancy architecture, concept and detailed design aligned with the target Tier level, and cost and schedule planning.
Procurement
Technical specifications, supplier evaluation and factory acceptance tests (FAT) for long-lead critical systems such as transformers, generators, UPS, chillers, switchgear and distribution equipment.
Construction
Structural works, white space fit-out, mechanical and electrical installation, fire safety and automation systems; see our data center construction page for details.
Testing and Commissioning
Level 1–5 commissioning, load bank tests, integrated systems testing (IST), training of the operations team and handover of as-built documentation.

- Design Approval Concept and detailed design packages are approved together with the client.
- Critical Equipment Procurement Long-lead systems are ordered early; factory acceptance tests are performed.
- Construction and Installation Site construction and mechanical and electrical installation proceed under one integrated programme.
- Commissioning and IST All systems are tested individually and in an integrated manner; performance criteria are verified.
- Turnkey Handover and Warranty The facility enters operation with training, documentation and warranty-period support.
